Tri-State Mortgage began in 2003 by Frank Brock. Mr. Brock had worked in the the industry since 1991 and has worked for several small mortgage companies and larger firms such as: Countrywide, Key Bank and Lehman Brothers. The customer service provided by the big lenders prompted the creation of Tri-State Mortgage. The goal is to provide the borrower with options on loans from conventional loans to hard money. While other brokers package the deal and sell to another lender who will then sell to another lender, Tri-State attempts to fund and service most of the loans. This gives the borrower the satisfaction that the loan will not be sold. We also try to help borrowers with the following prior to the application. CloseLTV is the abbreviation of Loan To Value, and it is the ratio between the Loan Amount and the Property Value. The formula to calculate LTV is Loan Amount divided by the property value.
