As the market began to change, so did we. We shifted our focus and continued to educate ourselves on the latest trends and resources available for all types of mortgage financing. Over the past 10 years, we have had the privilege to work with a wide variety of homeowner: from first time home buyers to retirees looking to downsize; and those with a challenging credit history to those with an exceptional credit rating. Because we're local we know the area, the realtors and the closing attorneys. These relationships help ensure you have a smooth and hassle-free home buying experience. And, because we've been in the business since the mid-nineties, we have strong relationships with the best lenders in the country. RatePro Mortgage is owned and operated by Rick Gilbert, CRMS. Rick, his wife Rosie and their three children moved to Goochland, Va in 1990 and have called it home ever since. Rick's eldest daughter attended VT, his other daughter attends JMU and his son attends high school locally. If Rick isn't running in the Monument 10K or making custom wood furniture, he can be found working to support his community through his local church and the Goochland Chamber of Commerce.

CloseLTV is the abbreviation of Loan To Value, and it is the ratio between the Loan Amount and the Property Value. The formula to calculate LTV is Loan Amount divided by the property value.
