Moose's Money is a private lender focused on business-purpose, non-owner-occupied investment real estate. Our niche is the working investor deal: fix and flip, DSCR rentals, bridge, BRRRR, ground-up construction, and small multifamily, first lien only, entity borrowers, loans from $50K to $3M nationwide. We fund most of what comes across our desk directly, and when a solid deal falls outside our box we place it with a network of private lenders we trust rather than passing on it, so the borrower still gets a home for the deal.
Our reputation is built on straight answers. Investors come to us because they are tired of being ghosted, quoted terms that change at the closing table, or strung along on deals that were never going to fund. We tell borrowers the truth in five minutes instead of wasting two weeks of their time. If a deal is fundable, we say so and move toward terms. If it is not, we say why and what would change that. Every point and fee is in writing and signed off before anything moves forward, with no surprises at closing.
We invest in real estate ourselves, so we underwrite from the borrower's side of the table. Our area of expertise is the value-add and cash-flow investor deal, where we look for first lien position, real borrower equity, cash reserves to carry the project, and a clear exit that makes sense on paper. Fast quotes and fast closings on clean files, and a long-term funding partner rather than a one-off closing.

CloseLTV is the abbreviation of Loan To Value, and it is the ratio between the Loan Amount and the Property Value. The formula to calculate LTV is Loan Amount divided by the property value.
