Most direct lenders and banks are more conservative to protect their financial interest when selling funded loans. As a result, they may have restrictions to agency minimum guidelines. CharterStone Mortgage has access to guidelines with true no overlays from multiple sources. We are not subject to the in-house conservative restrictions that lenders and banks often have. As a result, we may close a greater percentage of applications. We go the extra mile to perform for our borrowers.
We seek out the best loan programs for our client’s needs without restriction. Providing multiple sources for conventional, jumbo FHA, VA, USDA and Alternate Credit/ Income programs. As a result, we provide more opportunity for approvals than the other guys. For example, some lenders do not provide renovation loans. CharterStone Mortgage can move a loan from a standard application to a renovation loan and close on the contract date. This is helpful should an inspection on purchase contract find required repairs.
