I'm looking at purchasing my dad's house. It's around 2000 sq ft. 1979 built, located in Bloomfield NJ and worth around $750K. He's looking at selling it for $400K. So, I’m looking for a mortgage of $550k.

I wanted to see about a hard money loan This would be my primary residence. My exit strategy would be to refinance down the road.

I was divorced in 2022, as a result of which my credit was affected. On Credit Karma, my credit score shows as 580 currently.

So, I wanted to see if this is doable and what options I may have.
