Our family is moving to West Virginia in the next few days and are looking to buy a home as soon as possible. We have spoken to Rocket Mortgage, but want to shop around to see other options. We were directed to a financial advisor by Rocket to raise our credit score to the minimum 580 score required by Rocket for their FHA program. We were shy 2 points last spoken. The credit card that we applied for to raise our score has finally reported to Equifax, but NOT Transunion and were not sure why. We have money to put down for the downpayment. We have MORE than 3.5% and can even do at least 10% down. Considering our ability to put down a bigger downpayment, we were hoping we can find a lender that is willing to work with a score below 580 (god forbid it teeters around 580) and just save the headache of worrying about it. We are very serious about buying a house and would like to do so as soon as possible. We already have a property in mind, as well as a couple of backups in case something happens with our preferred property. My husband (not legally married) makes around $8,000 month. He is changing jobs due to our move but the position is still the same field of work and same if not better pay. We have no outstanding debt. No credit cards except the small one that was referred to us to help raise our credit score by a couple points. No car payment's. I, his (legally unmarried) wife (I'm Halie btw) does NOT hold a job at the moment. I stay at home with our 3 small children. If you know of anyone that works with scores below 580 with the requirement of a bigger down payment (10% or whatever they require) please let us know. This is our first time buying btw.
