I am interested in securing a loan to purchase a property at the Hollister Ranch in Gaviota, CA. The Hollister Ranch is a private area that is roughly 30 minutes north of Santa Barbara. I am trying to purchase a 1/12 interest in a property. These properties typically sell for $600,000 - $700,000. The 1/12 interest gives the owner a fractional ownership in a 100 acre plot of land and gives the owner access to the Hollister Ranch. I am deeply familiar with the Hollister Ranch and am ready to move forward with the purchase. Furthermore, the 1/12 interests are liquid in nature and can easily be divested should the owner wish to exit.

In terms of my background, I am a partner in a Private Equity Fund focused on the Transportation and Logistics Industry. I have spent my career in finance and hold an MBA from Columbia Business School. My income will be $1,000,000 in 2025 and 2026. I expect a significant increase in income in 2027.

1/12 parcel interests cannot generally be purchased with a traditional mortgage, which is why I am seeking a credit partner here. I look forward to discussing further.
