There is an auction on July 14th on this property and starting bid is $344000.00 and i guess price will increase to $400000.00. House was built in 1981 and needs major remodeling including adding some square footage of around 800 sf, based on my estimate i need around additional $150000.00 worth of construction and remodeling to update the house. house will be ready for spring of 2026 and should sell over $700000.00 based on subdivision comps. house is located in prime school district of Johns creek with high demands. I am planning to get hard money to attend auction on July 14th. auction will be start on 14th and will end on 16th, the winner has to pay %5 earnest money to auctioneer in order to go to binding contract. I need to make sure i can secure the fund in order to attend auction. I am licensed contractor in GA and have been working in this neighborhood for long time ( since 2005).
