This portfolio is being acquired for $3,700,000 with a current market value of approximately $6,800,000. It includes a mix of single-family, multifamily, and commercial properties located in Grenada, Mississippi.
The Grenada market is experiencing significant growth, with new businesses establishing roots, strong job creation, and a rising demand for housing. Thousands of jobs are being added, generating substantial revenue and fueling continued community development. At present, available housing is insufficient to meet this demand, making this portfolio well-positioned for both stability and appreciation.

The purchase of these properties will take place in two phases.
Phase 1 consists of the initial acquisition of approximately 17 properties for $600,000. This is the amount of funding I am seeking, or at least as much coverage as possible. Some of the properties will require improvements, which I plan to handle out-of-pocket.
Phase 2 will commence once Phase 1 closes on September 25. At that point, the remaining properties in the portfolio will be acquired through a seller-carry structure, which the seller has already agreed to.
I am liquid for $1,000,000 and bring over 13 years of experience in this industry. My background includes property management, with the majority of my portfolio consisting of buy-and-hold Class C properties.
I am genuinely excited about this project and passionate about creating housing solutions. Given today’s market conditions, I strongly believe demand for affordable housing will only continue to grow.
Please let me know if you have any additional questions. I look forward to the opportunity to work with you.
Thanks!
